1. Reservation & Payment

A reservation is confirmed upon receipt of full payment.

All payments are processed securely via Stripe. By completing a booking, guests agree to these Terms & Conditions.


2. Cancellation Policy (Strict)

Our cancellation policy is aligned with the Strict policy used on Airbnb:

  • Guests may cancel within 48 hours of booking and receive a full refund, provided the check-in date is at least 14 days away.
  • Guests will receive a 50% refund of the total booking amount if they cancel at least 7 days before check-in.
  • No refund will be issued for cancellations made less than 7 days before check-in.

3. Check-in / Check-out

  • Check-in: 15:00 (3:00 PM)
  • Check-out: 11:00 (11:00 AM)

Early check-in or late check-out may be available upon request and subject to availability.


4. House Rules

Guests agree to respect the property and the surrounding environment:

  • 🚭 Strictly no smoking inside the property
  • 🐾 Pets allowed only upon prior request and approval
  • 🚫 No parties or events
  • 🔇 Quiet residential setting – guests must respect neighbors
  • 👥 Maximum occupancy must not be exceeded

Failure to comply with these rules may result in termination of the stay without refund.


5. Security & Damages

No security deposit is required. However, guests are fully responsible for any damage caused during their stay beyond normal wear and tear.

The owner reserves the right to request compensation for damages, excessive cleaning, or violation of house rules.


6. Availability & Booking Confirmation

While availability calendars are regularly synchronized, in rare cases of technical delay between platforms, bookings remain subject to final confirmation.

In the unlikely event of a double booking or unavailability, guests will be notified promptly and a full refund will be issued.


7. Liability

The owner is not responsible for:

  • Accidents, injuries, or illness during the stay
  • Loss, theft, or damage to personal belongings

Guests use the property and its facilities at their own risk.


8. Travel Insurance

Guests are strongly encouraged to obtain travel insurance to cover cancellations, medical emergencies, or unforeseen events.
